Westfield joint ventured with General American Life Insurance Company to create a master-planned 27-acre, 600,000-square-foot office park at the southwest corner of Interstate 25 and Dry Creek Road. General American provided the financial and Westfield the development expertise. The first of four buildings constructed in the complex was a three-story, 104,420 square foot structure, featuring virtually column free floor plates, nine-foot ceilings, eight watts of power per square foot, fiber optic conduit system and parking in excess of four cars per thousand. Attracted by its advanced telecommunications conduit system and open floor plate design, the project was selected by TCG Communications for its Denver headquarters. The entire development, including the optioned land, was subsequently sold to Carr America, which completed the project.
